The 45,000-square-foot project occupied the first three floors of a six-story Brooklyn mixed-use building, with occupied residential condominiums on floors four through six. The scope included major structural modifications and a complete educational fitout.
The building developer retained RECON as Owner’s Representative and Project Manager. The deadline was absolute: the first day of school could not be adjusted.

RECON coordinated the project on behalf of the building developer, maintaining alignment among the design team, contractors, building operations and the school’s immovable operational deadline. Decisions were evaluated against schedule consequence, budget exposure and the realities of performing substantial work below occupied homes.

The school opened as planned. The project demonstrates RECON’s ability to convert a fixed operational deadline into an executable construction strategy while managing structural complexity, occupied-building constraints and owner priorities.
